Newcomers To Canada
If you're new to Canada, there are mortgage programs available for new immigrants who have limited credit history and as little as 5% down payment available.
Qualifications:
- Must have been in Canada for less than 5 years
- 5% minimum down payment required
- Permanent residents, landed immigrants or a valid work permit required
- Minimum 3 months of full time Canadian employment (professional relocation exempt)
Many new Canadians dream about one day owning a home. Most do not realize that there are minimal restrictions for those who prefer to become home owners instead of renters. Essentially if you are legally allowed to work in Canada & have done so for 3 months, have accumulated no less than 5% of the purchase price of your home (savings accumulated from outside the country is usually perfectly fine), and can show evidence of good credit - even 1 year of cell phone or rent payments would do, then you can qualify.
I have been able to provide many new Canadian families with the ability to qualify for a mortgage with competitive rates. I've also helped them find homes in safe quiet neighbourhoods that fit their needs. Contact me for more information.
